Ice Cubed Real Estate was founded in 2006 to assist its property development and investment clients in primarily sourcing or disposing of assets. However it also looks to assist its clients in all elements of the property life cycle getting involved in planning, legals, tenant finding, asset management and via its sister company Ice Cubed Property Finance all elements of property finance.
Our client gained planning for 11 houses on a former bowling green in Acomb in York. We then sourced a buyer for the development who the build out the properties.
We introduced one of our developer clients to one of our land owning clients and arrange the sale of this site for 34 new build family houses.
Having been made aware of this site we negotiated with the seller and the sellers lender to acquire this site for one of our clients. In this instance Ice3 Property Finance also arranged the funding.
We worked closely with our client to acquire this property from Aviva. Planning was then achieved for apartments and a sales and marketing strategy developed. We were however able to sell the property undeveloped to Splendid Hospitality for an extension to The Grand Hotel including their new cookery school.
Our client developed this site in central York into a Sainsbury’s Local. 11 office suites and 10 apartments. We assisted the client by selling the apartments and then the remaining freehold including the office space to an investor.
Our client was a specialist social care provider in Bradford who was looking to sell and lease back two of their assets. We found buyers for both properties who saw both the solid returns but also social good in the investment.
